We're currently seeking a high-performing Property Manager to lead operations at a 600+ bed student housing community near the University of Tennessee in Knoxville, TN. This is an ideal opportunity for a student housing operator who thrives in a fast-cycle environment and is comfortable working with a highly engaged ownership group. You’ll step into an active leasing push with an established onsite team, direct exposure to ownership through recurring calls and financial reviews, and the chance to make a visible impact heading into turn. Responsibilities • Lead day-to-day operations for a 600+ bed purpose-built student housing community • Manage and develop an onsite team across leasing and maintenance, including part-time staff • Drive leasing performance and execution during an active lease-up cycle, including renewals and resident retention • Own weekly operational reporting and present monthly financial performance to ownership • Partner with regional leadership to execute turn planning and maintain strong resident experience standards Qualifications • 3+ years of student housing property management experience (500+ beds preferred; strong AGMs with solid ops and financial exposure considered) • Proven ability to communicate directly and effectively with ownership or asset management partners • Strong financial acumen, including budget participation, variance awareness, and comfort defending line items • Experience leading cross-functional onsite teams in a high-volume environment • Entrata experience preferred (other student housing platforms considered) Perks • Total compensation range of approximately $98,000 to $100,000 (includes base salary plus bonus potential), with top-end base around $90,000 and bonus potential around 15% plus additional leasing and renewal incentives • Relocation support available for the right candidate • Full benefits package including all major insurance, 401k, and PTO • High-visibility role with direct ownership exposure and regular performance touchpoints • Work for a nationwide company that can offer growth and stability
